Pigs Gun Club was developed by four close hunting friends in the late 1980’s who saw the potential of the 554 acre property sitting along the Sevier River near Fayette, Utah in Sanpete County. The work they have accomplished developing grain and alfalfa fields, building lakes and ponds, and managing the property for waterfowl and upland game hunting has enhanced their property and surrounding acreage as well. The owners have enjoyed the property as a family retreat in addition to a small business which allows duck, goose, and pheasant hunters to enjoy their hunt on private property with an excellent rate of success.
A private well provides the needed water for the property. Electricity, propane, and a septic tank and drainfield make up the utilities found on site. Crops are developed on 100 acres of irrigated ground. The property is gated and fenced. Internal roads connect the waterfowl shooting lakes and ponds with the best upland areas for pheasant hunting.
A two bedroom, 720 square foot cabin built in 1996, a two bedroom, 800 square foot lodge built in 1996 a garage, and a shop enhance the experience of the hunters who enjoy the property. There are two leases covering the property which could be continued at Buyer’s discretion. One is a pheasant lease which nets approximately $5,000 annually. Most of the farming and management is overseen by the pheasant outfitter. The second is a cattle grazing lease to sustain100 head of cattle. The Seller would be willing to continue on for a few years as a partner and manager while the Buyer learns about the operation.
This is a one of a kind property which would be very difficult to develop again. In addition to ducks and geese, pheasants (wild and pen-raised), deer, and catfish which can be caught in the Sevier River on the property, a hunter or fisherman could travel in every direction to additional sporting opportunities away from the ranch.
