Known as the Diamond J Ranch, this beautiful ranch consists of 1393.27 acres in the northwestern corner of Utah.  The property is accessible from Salt Lake City, Utah in approximately 4 hours (215 miles).  The property is in 3 separate, non-contiguous parcels.

The first parcel is 201 acres at the Ranch Home Site near the small town of Etna.  Of the 201 acres, 90 are gravity irrigated off Etna Reservoir from May 1st to October 1st and are currently planted with a grass and alfalfa mix.  The remaining acres consist of gently sloping hill pastures and the home site.  There is a well-maintained gravel road to the house.  The ranch home is an older 1152 square foot all electric Boise Cascade home with 2 bedrooms, 1.75 baths, and a carport.  The outside is in good condition, but the inside needs a little work to be livable.  Grouse Creek is a farming community with a small general store, LDS church, and a grade school.  The higher grades are in Tremonton.

The second parcel is 45 acres surrounding three sides of Etna Reservoir (a 92-acre reservoir owned by the power company).  There are beautiful cabin locations on the grassy shoreline with views of the reservoir and the mountains.  There are lots of waterfowl on and near the reservoir.

The third parcel is 1148 acres of mountain land surrounded on three sides by thousands of acres of BLM land.  Deer and elk hunting are great on the property and upland-game hunting is fantastic.  The property includes 5 deer depredation tags (does) and 3 elk depredation tags (cows) each year.  Northern Unit General Season buck deer tags can be purchased over the counter.  The property is in the Grouse Creek Limited Entry Elk Unit, so bull tags must be drawn.  The following species can be found in the area: elk, mule deer, coyote, bobcat, pheasant, grouse, ducks, and geese.  This mountain parcel also has great cabin locations.  Elevation is about 7200 feet to 9300 feet.  Terrain consists mostly of mountain grasses, sage, and cedars.  Spring water is available for the cabin lots.

The property comes with 14 2/3 shares in the Etna Reservoir Irrigation Company of West Fork.  The assessment is $1,300 per year.  Water is delivered through a 6-inch underground pipe in a gravity system.  Hand lines and buried main line are currently used for irrigation on the ranch.  Previous owners have indicated that this water supply is sufficient to irrigate up to 90 acres of the farm land.  Real Estate taxes in 2003 were $420.

The Seller has grazing rights with the BLM to graze 104 pair on the mountain parcel and surround BLM acres in the BLM Grouse Creek allotment from May 1 to October 15.  The cost is approximately $222 annually.  The Seller also has grazing rights to graze 24 pair on the 45-acre reservoir parcel and surrounding 400 acres BLM acres from April 1 to April 30 and November 1 to November 30.

The ranch home address is 79550 West Etna Road, Etna (Grouse Creek), Box Elder County.  The ranch is about 5 miles east of the Nevada border in the northwest corner of Box Elder County.  Directions from Salt Lake City are to head west on I-80 to Oasis, Nevada (151 miles), then Hwy 233 across the Utah border (34 miles).  Hwy 233 becomes Hwy 30.  Continue on Hwy 30 (9 miles) to Grouse Creek Road and take a left.  Continue on Grouse Creek Road (9 miles) to Etna Road and take a left.  Finally, continue on Etna Road to Etna.
