R Fishing Property - Property Overview
This is a wonderful 42 acre recreational property for families of all ages and sizes! It is located in beautiful Duchesne County, Utah.
The two lakes at R Fishing Property were developed by Mr. Grant Hansen in the late 1900’s in an effort to better conserve water in the Uinta Basin. Fishermen throughout the state of Utah are grateful that Mr. Hansen added many varieties of species of trout and warm water fish to the lakes that he developed. Other projects developed by Mr. Hansen were Granita Park, Falcon Ledge, and Six Lakes.
R Fishing Ranch is a 42 acre, irregular shaped parcel, with eight and five acre lakes fed by springs and ground water. Fast moving ground water and well positioned windmills provide continual aeration in each lake and keep the water fresh and clear. Rainbow, Brook, and Tiger trout which were introduced into each of the ponds many years ago grow to a 13 pound, 28 inch maximum. The lakes have very little silt and maintain their 23-28 foot depths.
Ten shares of water will be transferred to the Buyer. Electricity runs to the property. Propane will need to be delivered. A water well will need to be drilled and a septic system will need to be developed. There are some beautiful home sites that sit adjacent to either lake. The property is partially fenced.
This is a one of a kind property which is becoming harder to develop due to governmental resistance to dam and central privately held water. Ponds often accompany recreational properties, but they rarely achieve the surface area of the R Fishing ponds. The parcel is located approximately 130 miles east of Salt Lake City via Utah Highway 40 and has year round access. Additional game on or near the property include mule deer and waterfowl. The owner reports great duck and goose hunting late in the season while sitting on the edge of the lakes. He loves to spend time with his family who always want to fish with grandpa on the ponds!
